NST. PETER - The Nicollet County Board of Appeal & Equalization unanimously approved resolutions Monday to accept the County Assessor's recommendation to reduce property values in Lafayette and Ridgely townships.
Property owned by Michael and Judith Martens, 48113 232nd St., New Ulm, in Lafayette Township was reduced in value by $66,400, from $170,200 to $103,800, for 15.2 acres of residential property and reduced by $1,600, from $12,600 to $11,000 for a 7.2-acre wood lot. The assessor based the reduction on deferred maintenance and condition of the house, buildings and site.
Martens asked the board to consider a tax abatement due to disability for Homestead classification back to 2009. He was told that was not possible to do.
Property owned by the Fred Kienlen and Diane Kienlen Trust, 68093 CR 21, Fairfax, was reduced by $52,100 to $576,500. Kienlen appealed an increase on flood plain tillable land including 138.73 acres of flood plain tillable, 20.79 acres of waste and 1.66 acres of roads.
Flood plain tillable was valued at $4,350 an acre, a 10 percent increase from 2013. A large percentage, all but 13 acres of the parcel, has flooded two of the last five years. The Ridgely Township Board of Appeal & Equalization agreed to a 10 percent reduction on 119.73 acres of tillable land due to the high water table.
The Nicollet County Board of Appeal and Equalization made no changes to the value of property owned by David Boerger for the Boerger Family Trust, Lake Crystal, for 50.39 tillable acres in Nicollet Township. Boerger said at a township meeting that the tillable land was not adequately drained and he thought it wouldn't be possible to drain.
The County Assessor's Office asked him to contact the Soil and Water Conservation District Office for more information and furnish them with information before the county meeting, but no further information was received. County Assessor's staff noted the presence of tile in a field was not used by that office to determine value.
The Nicollet County Board of Appeal and Equalization made no change to the value of property at 51626 506th St., Courtland, Courtland Township, owned by Teresa Olson, Minneapolis. Property includes a cabin on six acres in Section 15. Olson refused the Assessor's Office access to inspect the property and disputed a 48.77 percent property value increase. Without property access, the Assessor's Office had to estimate the value of the property and structures on it.
