Schaefer Companies lot division moves forward
NEW ULM — The New Ulm Planning Commission approved a simple lot division for property located at 1000 N. Front Street.
The lot division request came from Schaefer Company, which is purchasing property from Robert Dittrich on a contract for deed basis. The lot area is 10.5 acres and contains a single building.
Schaefer Company is proposing to divide the property into two parcels. The new parcel of property would be on the north side adjacent to the Minnesota Valley Testing Labs building and would be 1.62 acres in size.
By creating a new parcel, Schaefer Contracting could construct a new office building on the property. There would also be additional space for a construction of a cold storage building on the property at a later date.
Community Development Director David Schnobrich said the property is located in General Industrial (I-2) zoning district. He said there is no lot area, lot width or lot depth requirements for construction in the I-2 districts, but there are setback requirements. However, Schnobrich said the setbacks would not impact the lot division.
Commissioner Larry Mack made the motion to recommend the lot division, which was approved by the commissioners. Final approval of the lot division will come before the New Ulm City Council at the Tuesday, April 1 meeting.
